Private flood is often less expensive than NFIP, especially in moderate-risk zones. We quote both and show you the math so your file works. Coverage limits on private can also go higher than NFIP’s $250K building cap, which matters for higher-value properties.
Depends on the flood zone. Zones A and V typically need an EC for NFIP at standard rates, but private flood often does not. If the closing timeline can’t wait for an EC, we’ll find the carrier that can work without one — and explain the trade-offs upfront.
We still quote. Preferred Risk Policies (NFIP) and private flood for Zone X properties are often inexpensive and protect the buyer against map changes. A meaningful share of NFIP claims comes from properties outside high-risk flood zones — flood doesn’t respect map lines.
